I use a homemade counter flow chiller that will go from just off the boil to 25c in one pass. It uses 8mm copper tube an hose pipe and a few fittings. Drop in temp is dependant on temp of mains water. Takes about 20 mins to drop 30litres. If I built one again I would use 5m length for better efficie...

I use a rotating starve arm and try to maintain a covering on top of the grain bed, not an inch. Try to match sparge water with the rate of draw off.

I have th slightly cheaper version without the sight glass or thermometer and am very pleased with it.

Could you post when you are adding the hops and what variety? 200g should give a good hop hit if added at the right time. Dry hopping generally only work when fermentation has died down.

Looking at the photo the primary gauge is not at zero but about 50psi which means it is still supplying the secondary gauge at 45psi. You probably have a leak to check which side it is you could open the bottle and then back off the regulator adjustment fully so as it is not supplying gas to the sec...

How did you sterilise the ball bearing? Several household cleaners, such as bleach, can corrode S/S and chrome.

Could be that the flow through the tap is stirring up the yeast bed. You could try a simple syphon with one of the bucket attachments. I use one of these and get nearly all of the beer out without disturbing the sediment. Yes it is an extra bit of cleaning but worth it in the end. I also transfer to...
